Barna Village Centre Housing Scheme Granted Planning Permission

McCarthy Keville O'Sullivan Ltd. (MKOS) has recently secured planning permission on behalf of Tribal Investments Ltd. for a high quality residential scheme located in Barna village centre. Working in collaboration with a multi-disciplinary design team involving project architects, traffic and civil engineers, hydrologists, archaeologists and conservation experts, MKOS secured full planning permission for the development of 16 no. residential units and modifications to 2 no. existing units on an area of currently vacant prime urban land located within the village centre. 

MKOS formed an integral part of the design team, providing planning advice from project inception stage on the development strategy for the site which is located in a zone of archaeological potential and adjoins a Protected Structure and Recorded Monument. As the site is located within the Connemara Gaeltacht, MKOS supported the planning application with a comprehensive Linguistic Impact Statement. The design approach adopted for the proposed development has taken cognisance of the impact of the height, scale and massing of the development, in addition to the Barna Local Area Plan (LAP) requirements relating to open space, car parking requirements and home zone provisions.

The planning application process required the compilation of a detailed further information response and a robust response to third-party grounds of appeal against Galway County Council’s decision to grant permission. Planning permission was successfully achieved on the site in March 2017 when An Bord Pleanála upheld the Planning Authority’s decision to grant permission. Having regard to the policy framework for the area, the pattern of development in the vicinity, the location of the site within the village core and the wide mix of uses available, An Bord Pleanála deemed that the proposed development would consolidate the village core in accordance with the provisions of the Barna LAP 2007-2017 and would provide an appropriate form and density of development in this location.
